Decisions, decisions. There are many ways to sell a home. Below we share the main 3 ways to sell a house so that it can help you decide which is best for your situation.
The Traditional Sale - Selling with an Orlando Real Estate Agent
A common way people sell homes is by working with a real estate agent, preferably one that is part of the National Association of Realtors, which gives them the use of the title, Realtor ®. This is certainly a great option for those that find a good agent to work with who will guide them through the entire home selling process.
Many agents these days even provide free home staging to help you sell your home a little faster at a higher price point. However, the typical time to sell a home with a real estate agent is still 6-12 months. Which makes sense if you think about the relationship that needs to be established, the work that you and the agent have to do to prep your listing, and the time it takes for potential buyers to look at your house and review written contract offers.
Before you decide to list your house with an agent, be sure that you are okay with the following To-Do List associated with this way of selling:
LISTING WITH AGENT TO-DO LIST:
No wonder it takes 6-12 months to sell a house with a real estate agent. It’s no easy task. The long list of tasks show you the cons, but there are some pros too. You’ll have a chance to sell your house closer to market value, you’ll have an agent guiding you along the way and has a team of companies that coordinate your closing, and you may be the blessing to a buyer who is buying their very first home.
But if you’re looking to sell your house FAST because you have problems to deal with NOW—then it’s now clear that this is not the route to go. Call us instead and you will not have to do ANY of the tasks above. We buy houses as is, in any condition, and close on the date of your choice, in as little as 7 days you’ll have cash in your hands. No banks, no commissions, no hassle, no to-do list. You simply accept our offer if it works for you, and we take care of the rest.

LISTING WITH AGENT TO-DO LIST:
- Researching and speaking to a few agents before deciding on one you can trust
- Cleaning and de-cluttering your home
- Pay for home repairs and schedule time to have it done
- Take professional photos of home (the better the photos, the more potential buyers wanting to see the house)
- Wait for agent to draft well-written description of your home and time for them to list on the MLS and distribute to all their online directories and platforms.
- Coordinate and schedule times with agent for potential buyers to come look at the house. Typically you would have to leave the property so the buyers can feel comfortable perusing through your home.
- Several months of life interruption for buyers to come in and out of your home.
- Review multiple offers and contracts as they come in, trying to decide if the discount they are asking for is worth it.
- Once you’ve accept an offer, spend time waiting on the buyer’s loan to be approved (typically 1-2 months)
- Wait for banks and title companies to determine a closing date that works for all parties (typically, after a contract is signed, it takes 45-60 days to close the transaction).

For Sale By Owner (FSBO) – The Pros and Cons
Selling your house on your own is an alternative, less common option. To sell your home successfully this way, it’s best if you are a very independent, assertive, self-driven individual with a lot of connections and resources. The To-Do List above for working with a real estate agent is applicable to FSBOs as well. Except you do not have access to the MLS (that connects thousands of buyers and sellers in Orlando instantly), and you have to add a lot more tasks to your list.
FSBO TO-DO LIST (in addition to the agent to-do list above):
When we sit down to think through all that it takes to list and sell your own house, you’ll realize that it’s a monumental task. It’s definitely doable. There are homeowners that successfully sell their own house and are capable of doing all the tasks well. But is it the majority? No. Is it worth your time? Probably not.
If you are able and willing to tackle the FSBO To-Do List, by all means, go for it. If you are not in a rush, and you don’t mind waiting up to 36 months or even longer to you’re your home, you’ll save the 6% commission fee and be proud that you sold your own home at market value.
FSBO TO-DO LIST (in addition to the agent to-do list above):
- Write your own compelling description of your property
- Take your own professional photos
- Upload and list your own photos and description to online home selling directories
- Receive and filter through all the calls that come from your listing (agents help you filter through spammy calls or the many calls of people just wanted more info but not ready to submit an offer)
- Negotiate the sale price yourself with every potential buyer
- Hire a lawyer to review your contracts
- Find a reputable title company to do your closing

This is the fastest, easiest, and least amount of work needed to sell your home fast if you're looking to simply get cash in your hands and move on with your life. Soe people have reservations about selling their home this way and its understandably so. We would too if we weren’t sure how it all works, and frankly, it just seems too good to be true right? The truth is that this method of selling is not for everyone. Some that want to sell their house at above market value and have the time and energy to sell it the traditional way, would not benefit from selling to an home buying company. Selling your house to an investor is specifically for those that are in a time-crunch or don't want to go through the hassle of the long TO-DO lists above. You receive an offer that is slightly below market value but in exchange, you get it done fast and easy. You save time, save energy, and even save money because direct home buyers don't charge commission and often pay for closing costs.
